The Country House
Originally a cottage built in 1926, the property has been fully refurbished and extended with a large addition. It now forms an L-shaped building complex with a two-sided courtyard. The cottage and the extension could easily be separated into two independent units.
The cottage was extensively renovated with the aim of integrating German standards while preserving its traditional character. Inside, the original natural stone walls were uncovered by removing plaster layers. A new natural slate roof was installed, along with new heating and water systems. The ceilings were generously insulated with a strong focus on airtightness.
A spacious bathroom was added, featuring a double bathtub, a large walk-in shower, toilet and washbasin. Almost exclusively high-quality German materials were used, with granite finishes on floors and walls.
The kitchen includes a traditional Irish wood/turf burner, typically used for cooking, complete with oven, roasting compartment and warming section. This system is connected to a rear-mounted water boiler, which feeds heated water into the central heating system.
Above the kitchen area, there is an elevated storage space with a double sleeping area in traditional Irish style, accessible via a high-quality telescopic ladder. This space is typically used for guests or children.
The flooring consists of solid spruce timber boards. All windows in the cottage have been replaced with high-quality German hardwood (Meranti) units. The tilt-and-turn windows feature additional locking systems for improved airtightness. Each window is fitted with fold-out glazing bars, making cleaning easier while visually resembling traditional divided panes.

It offers beautiful views over the lower part of the property, the salmon river and the surrounding mountains.
A rustic masonry fireplace with a natural stone seating area, along with a large natural stone feature integrated into the corner of the room, creates a warm and inviting atmosphere. The fireplace, fitted with a large closable glass door, is capable of heating the room efficiently despite its size. The room is also connected to the central heating system.

Workshop Building
This building is the dream of any craftsman or hobbyist. Very spacious and constructed to the same standard as a residential property, it could be converted into an additional dwelling with relatively little effort.
Internal dimensions – larger section:
109 sqm plus upper floor approx. 85 sqm, height 3.97 m
Internal dimensions – smaller section:
57 sqm plus upper floor approx. 35 sqm, height 2.86 m
Total internal space: approx. 286 sqm
The building was constructed to German building standards. It is currently used as a workshop but features masonry construction comparable to a residential house.
The external walls consist of 200 mm German sand-lime brick with 80 mm external insulation, finished with a mineral render. The internal and roof structure is timber-framed. The upper attic level is partially developed. All necessary drainage systems have been integrated into the foundation.
The ground floor has a ceiling height of approx. 4.00 m. The workshop includes a car lift, currently used for hobby purposes.
External Facilities
As the property has been used as an equestrian ranch, there is a spacious open stable for approx. 10 horses located about 100 m from the main house, along with a rectangular paddock measuring 14 x 16 m for basic training.
Approximately 10 m from the paddock is a solid smaller building, the water house. With thick natural stone-clad walls and a natural slate roof, it is currently used to store saddles and equipment. Directly beside it is a covered multi-purpose work area, protected by side walls.
Behind the open stable, an additional foundation has already been prepared, with plans to construct a further stable building.
Development Potential
In the centre of the property, ground preparation works have been carried out to enable the construction of an indoor riding arena. Planning permission had previously been granted for a hall with an additional building of approx. 640 sqm, although this permission has since expired.
For this purpose, approximately 150 truckloads of quarry stone were delivered to refill the area down to bedrock. The site is fully prepared for immediate construction.
A further foundation is located opposite residential building No. 2 (currently the workshop). Extensive groundwork has already been completed, including soil replacement and installation of service connections, allowing construction to begin at any time.
The planned development includes a residential area with stables and guest facilities, including sanitary units.
